Closed in January 2021, Arris Capital Group partnered with a New Mexico based operator of four RV parks located in Carlsbad, NM.  Today the parks serve as workforce housing options for the oil & gas related workers in this epicenter of fracking in the United States.  The properties had been financially suffering during COVID as the demand for oil fell sharply and workers left the area.  Arris negotiated to recapitalize the existing ownership’s equity position and take over strategic management of the businesses.  New systems, technology and staff were brought in to modernize the business and create efficiency and accountability.  A marketing plan was also put in place to rebrand the four individual properties as Clear Skies RV Parks as well as build an extensive online presence.  At the largest property, Sunwest RV Park, mobile homes have been brought to backfill the property to create a more stabilized asset with homeowners versus transient oil & gas works.  All the Clear Skies RV Parks assets are still held today by the partnership and produce annual cash on cash returns in excess of 20%.
